The dual spring counterbalance system makes lowering and raising easy and ultra smooth and achieved with minimal 'finger tip' effort. With a wider casing than most timber loft ladders of 680mm there is more room for passing large boxes and objects into the loft. The maximum width of objects that can be passed between the hatch support arms is 520mm. Floor Clearance - from trap hinge position horizontally outwards at lower floor level to accept bottom position of ladder = 1.23 m. Fold Clearance - from trap hinge position horizontally outwards to opposite wall to allow folding and unfolding of ladder = 1.66 m. Supplied fully assembled, complete with timber frame and loft hatch and ready for its straightforward installation. The loft hatch needs to be cut to 680 x 1175mm and the ladder assembly screwed into adjacent loft floor joists. The ladder sections 'sit' on the hatch door so no loft clearance is required. The frame is fitted with a rubber draught excluder to prevent heat loss and draughts, the hatch is insulated to 50mm and is finished on both sides in white 3mm masonite. The elegant casing frame acts as an architrave to cover the joint between the frame and the ceiling. Loft pole included. No Vertical and horizontal Clearance required. Floor Clearance : 1.23 m.
